The Haven of Finesse is modest training facility. It was built for the purpose of training recruits and agents of various kinds.
On the north side of the property, there is a eight-meters squared training field with dummies, targets, and weapon racks. The props are inserted into holes in the ground, and are always interchangeable. To the south side, there is a circular combat ring with a ten meter diameter.
In the space between the training field and combat ring, there is a hexagonal tower that reaches nine meters high. Each of the walls was three meters across. An outer staircase outside the tower, with railings, spirals up the tower to doors on each floor. The ground level of the tower is an armory for the storage of weapons and equipment to be used for training or combat. The floor above that is a war room with no windows. There is a dense table built into the center of the war room for maps, as well as plenty of open space on the walls to pin papers and boards on. The top of the tower has a study full of academic material. There is a mahogany desk on the eastern side of the study with a sturdy chair, and the door was located on its western wall. The study is slightly wider than the rest of the tower and features glass walls and a glass ceiling. The parts of the floor that extend past the walls of the bottom portion of the tower was also made of thick glass, except for the part of the ground beneath the desk and leading from the doorway. The room functioned as a point of observation for both the training field and the combat ring.
Thanks to the glass walls, anyone could see if there was anyone inside the study. There was a trap door near the middle of the study that opened up to the war room. If could be used to get to the war room immediately, or to let sunlight into the windowless war room.
Beneath the tower, hidden underground, there is a massive room with a sixty-meter diameter. A trap door in the armory opened up to a spiral staircase that went to the underground room. In the part of the underground room directly beneath the battle ring, there was a huge ritual circle of floor carvings and stones inscribed with runes. Candles and torches surrounded the ritual circle.
On the western side of the facility, there is a crescent-shaped auditorium—it had enough seats for thirty people to comfortably see the training field, combat ring, and a western performance stage in front of the tower.Training Area, Combat

Journeys planned in the war room and then undertaken by the owners of this structure and their allies always take 1/4 less travel time (Random Encounter is reduced by 1/4) than they otherwise would. In addition when a structure that contains a war room is under attack, all creatures fighting in the structures defense add 5 Armour Points of Damage to their striking attacks. May also be built as a bureaucrat's office.

Using this study provides a up to 4 characters a +1 circumstance bonus per Mastery Die when learning Academia Skills.
